Do I need an asbestos certificate?

An asbestos certificate is mandatory for the transfer of ownership, from one living party to another, of an accessible structure built before 2001.


For an accessible structure* (built before 2001) that is smaller than 20 m², asbestos is not mandatory, except if:


  • The sum of the accessible structures to be transferred is 20 m² or larger.
  • The accessible structure is part of a larger architectural whole.


Starting from 2032, an asbestos certificate will be mandatory for every accessible structure* built before 2001.

*Any structure that people can enter. A structure can be entered if it consists of at least a roof supported by structural elements and if a person can stand or walk in it normally.

Do you always take samples?

There are different methods through which the asbestos expert can assess whether an application contains asbestos, but for some suspected asbestos materials, sampling and laboratory analysis are mandatory to identify it as non-asbestos. This is the case with:


  • Every suspected asbestos material that the asbestos expert wants to identify as non-asbestos.
  • "Pical" type sheets, asbestos board
  • Black adhesive layer
  • Relatively hard and/or paste-like mastic or sealant
  • Bitumen, roofing, tar
  • Spray layers, flocking
  • Thermal insulation material, if the observable material is suspected of containing asbestos
    • If the identified material is suspected of containing asbestos, sampling is conducted down to the primary support.
  • Plasterwork, if the identified material is suspected of containing asbestos
    • If the observable material is suspected of containing asbestos, sampling is conducted down to the primary support.
  • Exterior plasterwork (stucco)
  • Tile adhesive for ceramic tiles
